Colden Common is a large Hampshire village south-east of Winchester on the edge of the Itchen Valley, with the bulk of its housing developed in two distinct phases: a pre-war village core along Main Road with Victorian and Edwardian cottages, and a substantial post-war and 1960s–70s expansion that created the residential streets around Kiln Road, Kiln Lane and the Fishers Pond area. The post-war stock is predominantly concrete interlocking tile and is now approaching the age at which systematic maintenance becomes unavoidable.
Colden Common sits on a clay-with-flint plateau above the Itchen Valley, which gives it a slightly drier character than the valley-floor villages to the west. However, the dense tree cover around the Fishers Pond area and the woodland edges to the south means properties adjacent to tree lines experience accelerated gutter blockage in autumn and more rapid moss colonisation than open-aspect properties. Several streets on the southern fringe of the village back directly onto ancient woodland.
Common Roofing Problems in Colden Common
Nail sickness on the 1960s–70s concrete tile estates is the dominant roofing issue across Colden Common's post-war expansion streets. Properties on Kiln Road and the surrounding network are now 50+ years old and large numbers have tiles that shift in wind — a sign that iron fixing nails have corroded through. Gutter blockage from the woodland-edge trees on the southern fringe of the village is an annual maintenance issue. Flat roof failures on rear extensions are widespread across the 1970s stock.
